Reply immediately with an automated acknowledgement that names a time for the human follow-up, then queue that follow-up as an owned task for the morning. A staffed night rota only pays for itself once after-hours enquiry volume is high enough that a first reply at 09:15 costs you more than the shift costs to run.
An acknowledgement is not a reply. It is a promise about when the reply arrives, and it is only worth sending if the promise is kept.

Why do so many Dubai property enquiries arrive at night?
Two independent causes, and they stack.
Time zones. Dubai is UTC+4 all year, with no daylight saving shift. In September, London is UTC+1 and New York is UTC-4. A buyer browsing listings at 21:00 in London is sending enquiries at midnight Dubai time. A buyer browsing at 20:00 in New York is sending them at 04:00 Dubai time. A Dubai working day of 09:00 to 18:00 is 06:00 to 15:00 in London and 01:00 to 10:00 in New York, so the overlap with a Western buyer's leisure browsing is narrow to non-existent.
Evening browsing by residents. The second cause has nothing to do with geography. Property research is a discretionary activity done after work, and a Dubai resident comparing three communities at 22:30 is in the same position as the buyer in London: ready to talk, and talking to whoever answers.
Dubai's investor base makes this consequential rather than merely inconvenient. The Dubai Land Department reported approximately 193,100 investors in 2025, of whom 129,600 were new to the market. New investors ask more questions and compare more agencies, which is exactly the behaviour that rewards whoever replies first.
What are your three options at 11pm?
There are three, and only three. Everything else is a variant of one of them.

The middle option is where most brokerages under 20 agents should land, and it is worth naming what it does not do. An automated acknowledgement does not qualify anybody. It buys the buyer's attention until a human is awake, which is its entire job. Judging it by any other standard leads people to over-build it.
What should an automated acknowledgement say, and what should it never say?
The test is simple: would a competent agent be embarrassed to have sent this message by hand? If yes, do not automate it.

The last row matters more than it looks. An automated message that states a price or confirms a unit is available commits the brokerage without anybody checking. Acknowledge the enquiry, do not transact in it.
Can you message a lead on WhatsApp at 11pm?
The rule depends on how the enquiry arrived, and this is the part almost nobody in the market gets right.
Meta's documentation is explicit: "When a WhatsApp user messages you or calls you, a 24-hour timer called a customer service window starts. If the user messages or calls you again before the timer expires, the timer resets to 24 hours." While that window is open, a business can send service message types freely. "When the window closes, you can only send pre-approved template messages" (Meta for Developers, Send messages, checked 7 September 2026). Meta states the same rule from the other direction: "Template messages are the only type of message that can be sent to WhatsApp users outside of a customer service window" (Meta for Developers, Template fundamentals, checked 7 September 2026).
Applied to 11pm, that produces two different situations:
The enquiry arrived on WhatsApp. The buyer messaged you, so the 24-hour window is open. A free-form reply at 23:05 is permitted, and so is the follow-up at 09:00 the next morning, because the window has not expired. This is the easy case.
The enquiry arrived on a portal or a web form. The buyer has not messaged your WhatsApp number, so no window is open and a business-initiated WhatsApp message requires an approved template. The practical consequence: your out-of-hours acknowledgement template must be written, submitted and approved before the night you need it, not on the night itself. How do you decide whether a night rota is worth paying for?
With arithmetic, using your own numbers rather than anybody else's. The inputs below are placeholders to be replaced, not findings.
Take four figures from your own systems: after-hours enquiries per month (counted from portal dashboards and CRM timestamps, not guessed), your qualification rate on next-morning replies, your qualified-to-won rate, and your average gross commission per deal.
The rota is worth running when the additional deals it produces cover the shift cost. Written out: after-hours enquiries per month, multiplied by the improvement in qualification rate you expect from replying at 23:05 rather than 09:15, multiplied by qualified-to-won rate, multiplied by average commission, compared against the monthly fully loaded cost of the shift.
The middle term is the honest difficulty. The Harvard Business Review study gives a direction and a magnitude for the one-hour threshold, but it is a 2011 study of US-based B2C and B2B companies, not a measurement of Dubai property enquiries in 2026. Use it to reason about the shape of the effect, not as a multiplier in a staffing model. If the answer only works when you assume a large uplift, the answer is no.
Two shortcuts. Under roughly one after-hours enquiry a night, no rota survives this arithmetic and the automated acknowledgement is the whole answer. Where volume is heavy and concentrated in a predictable band, a European evening rather than eight scattered hours, a partial shift beats a full overnight rota on every input.
