The four pricing models UAE real estate CRMs use
Before you compare vendors, you need to know which pricing model each one uses. Many UAE real estate CRMs fall into one of four broad categories. The model determines how your bill scales as your team grows—and which vendor is genuinely cheapest for your headcount.
Per user (per seat) pricing
Per-user pricing is a common model. Each agent or team member with a login costs a fixed monthly or annual fee. Always confirm the user ceiling and what happens when you cross it.
Flat rate pricing

Why per-user pricing misleads at team level
A low per-user price can hide a high total bill. A low per-user price sounds affordable until you multiply it by your headcount. In a hypothetical example, a tool at AED 150 per user per month costs AED 3,750 a month for 25 agents, before add-ons. Do the multiplication for your own team size, not the headline figure on the sales page.
The only number that matters is the effective monthly cost per user after term discounts, volume tiers and minimums, multiplied by your actual or planned headcount. The licence is the base cost only. You still need to add any setup fees, premium add-ons, WhatsApp business API costs if not bundled, and portal listing packages if the vendor does not include them. How term discounts and minimums change the comparison
Term discounts are the most overlooked pricing lever. A vendor's list price is usually the price you pay on a monthly contract. Commit to a year or two, and the effective monthly cost drops. Annual billing usually requires paying the full year upfront, but some vendors offer monthly instalments—confirm before you commit. - Write down the pricing model for each vendor: per user, per company, flat rate or custom.

- Your team is 25 agents or more and published volume tiers stop being relevant.
- You need data migration from a legacy system and want it included.
- You operate across multiple emirates and need specific multi-entity or multi-office workflows.
- You want a longer term (two years plus) and expect a deeper discount than the public rate.
- You have unusual commission structures, custom integrations, or a requirement to self-host or control data residency.
A custom quote can be cheaper per user, but it often comes with a longer minimum contract. Before you commit, ask for the total contract value over the minimum term, not just the monthly figure.
