WIYO vs Zoho CRM for Dubai Property Sales: Which Should You Actually Buy?

Zoho CRM is far cheaper per seat and carries a much larger product suite. WIYO is the better fit for a Dubai brokerage, because Bayut, Property Finder, Dubizzle, off-plan payment plans and WhatsApp are product rather than configuration. The decision turns on whether you have someone to build and maintain that layer.

Zoho sells you a configurable CRM at a very low price. WIYO sells you a UAE property workflow that already runs. The gap between those two things is measured in weeks of somebody's time.

What is the actual difference between the two?

Zoho CRM is a general-purpose sales CRM sold to every industry in every country. It is highly configurable, it has a low entry price, and it assumes you will shape it around your business. What you buy is a well-built empty frame.

WIYO is a real estate CRM built for UAE brokerages. It assumes your business is selling and leasing UAE property, and it ships the workflows that assumption implies. What you buy is a working system with boundaries.

Everything else follows from that. Zoho will eventually do almost anything a Dubai brokerage needs, provided somebody defines the modules, builds the portal integrations, designs the off-plan objects and maintains all of it. WIYO does the common Dubai brokerage workflows on day one and will not do the unusual ones at all.

Where is Zoho CRM genuinely stronger?

A comparison that only flatters its publisher is worth nothing. Zoho wins on five things, and the first one is the biggest.

Price. This is not a small advantage and it should not be waved away. At AED 84 a seat on Professional, a fifteen-agent brokerage pays roughly AED 1,266 a month for a capable CRM. That is under a quarter of WIYO PRO. For a brokerage watching cash, that difference funds a portal subscription.

Suite breadth. Zoho One's 50-plus applications mean accounting, helpdesk, e-signature, HR, email marketing and business intelligence come from one vendor on one contract. Very few software companies can match that spread at any price.

Configurability. Custom modules, custom fields, workflow rules, blueprints, Deluge scripting and a developer platform. If your brokerage has a genuinely unusual process, Zoho can be made to run it.

Ecosystem and longevity. Zoho has a large partner network, including implementation partners in the UAE, a published marketplace of extensions, and two decades of trading history. Vendor risk is meaningfully lower than with any young local product, and that belongs on the scorecard.

Local currency and language handling. Zoho's pricing page offers a currency selector that includes AED (checked 7 September 2026), and its products carry broad multi-language support. It is not a US-only product bolted onto the region.

If two or three of those describe your priorities, Zoho is probably the right answer and you should stop reading here.

Where does WIYO win for a Dubai brokerage?

Portal integration as product, not project. WIYO pulls leads from 11 lead-source connectors, including Property Finder, Bayut and Dubizzle. In Zoho, each portal is an integration to be specified, built, paid for and maintained when the portal changes its API.

WhatsApp inside the workspace. WhatsApp is the primary sales channel in Dubai property. In WIYO it sits with the lead and the pipeline. In Zoho it is an extension or a third-party connector you select, license and configure.

Time to working. A configured Zoho implementation for a brokerage is a project measured in weeks, usually with a partner, and the partner fee frequently exceeds the first year of licences. WIYO is set up in days.

What does each one actually cost at five, fifteen and fifty agents?

Comparing headline prices misleads, because Zoho charges per seat and WIYO charges per tier. Here is the arithmetic with its assumptions visible, using Zoho's annual-billing rates.

Calculated at Zoho's published annual per-user rates, converted at 3.67 AED to the US dollar. Monthly billing costs more: USD 35, 50 and 65 per user respectively.

Two honest observations. First, Zoho is cheaper than WIYO at every team size shown, and at five and fifteen agents it is cheaper by a multiple. That is a real advantage. Second, the gap closes sharply with scale: at fifty agents, Zoho Ultimate at roughly AED 9,542 sits within AED 400 of WIYO ENTERPRISE, before anyone has built a Bayut connector.

The number missing from both columns is implementation. A Zoho implementation partner engagement for a brokerage, plus the portal and WhatsApp connectors, is where the comparison is actually decided. Ask for that quote before you compare licence lines.

It is a capable, well-supported CRM at a low price, and plenty of UAE businesses run it. What it is not is ready for property. WIYO, for most teams. Payment plans, unit availability and buyer-to-project matching are product features rather than custom modules. Zoho can model all of it, and the model is not trivial: a payment schedule needs dated rows, statuses and reporting, not a text field.

Can I use Zoho One instead of a property CRM?

You can, and for a brokerage that also wants accounting, helpdesk and HR from one vendor it is an attractive package with more than 50 applications. It still leaves the property-specific layer to you. Treat Zoho One as an operations suite rather than as a real estate CRM.

How long does each take to go live?
