Reading a developer's payment plan

Developers publish plans as shares of the price: a booking payment, instalments during construction, a payment on handover and sometimes instalments after handover. Many developers write 60/40 to mean 60% before handover and 40% on or after it, but labels differ, so read the developer's breakdown. The calculator starts with a 10% booking, five construction instalments and 40% on handover only as an example; replace every figure with the plan in front of you.

  • Booking = price × booking %
  • Each construction instalment = price × construction % ÷ instalments
  • Before handover = booking + construction + other booking costs
  • The four plan percentages should total 100%

How do you calculate an off-plan payment plan in Dubai?
Take the purchase price and apply each stage of the developer's plan: the booking or down payment, the share paid during construction split into its instalments, the share due on handover, and any post-handover share split into its instalments. The four percentages should add up to 100% of the price.
What does a 60/40 payment plan mean?
Many developers use it to mean 60% of the price paid before handover, including the booking payment and the construction instalments, and 40% on or after handover. Labels differ between developers, so read the developer's own breakdown. Read that way, on a AED 1,500,000 unit it means AED 900,000 before handover and AED 600,000 on or after it.
Are land department fees part of the payment plan?
The plan covers the price. Any fees outside the price, and who pays them and when, are set out in the SPA. Enter the amount your SPA puts on the buyer in the optional field, and the calculator adds it to the amount due at booking. Confirm current fees with the Dubai Land Department.
Is the schedule a guarantee of what the developer will ask for?
No. It is indicative arithmetic on the numbers you type. Construction instalments are usually tied to dates or build milestones in the SPA, and handover dates can move, so the signed SPA and the developer's statements are the record to rely on.
