Answer engine optimisation (AEO) for Dubai real estate means structuring your website so ChatGPT, Perplexity and other AI search tools pick your pages to answer buyer questions about Dubai property. You do it by answering each question directly, naming local entities (DLD, RERA, brokerages, projects) clearly, and linking primary sources. Brokerages that do this now will be the ones AI assistants recommend.
Why AI search matters for Dubai property
Buyers are asking property questions in natural language. Instead of typing "Dubai Marina apartments for sale" into a search box, they ask an AI assistant: "What are the hidden costs of buying an off-plan apartment in Dubai?" or "Which brokerage is best for RERA compliance?" The assistant then reads a handful of pages and composes an answer.
This changes which content gets seen. A page that ranks tenth in classic search can still be cited by ChatGPT if it answers the question more directly than the pages above it. The opposite is also true: a page that ranks first but buries the answer in 1,000 words of introduction may be skipped.
Dubai-specific queries are often precise and regulation-heavy. They mention DLD fees, RERA forms, Trakheesi permits, payment plans, and specific districts. Generic "be the answer" advice rarely accounts for that. The brokerages that win will be the ones that map every common buyer question to a page that answers it in the first 60 words.
| Classic search practice | Answer-engine practice | What changes |
|---|---|---|
| Optimise for a keyword and rank | Answer a specific question fully | The query becomes the question the buyer actually asks |
| Put the answer after a long introduction | Put a 40–60 word answer right under the question heading | AI systems can quote the opening paragraph directly |
| Build links to increase authority | Build entity clarity and source citations | AI systems weight named entities and primary sources |
| One long guide for a topic | One page per question, then an FAQ | AI answers one question at a time |
| Focus on search volume | Focus on buyer language and local terms | UAE-specific terms such as EOI, Oqood and payment plans matter more than volume |
How AI selects answers
AI assistants usually combine three steps: they retrieve pages that match the question, read the most relevant passages, and then generate an answer that synthesises several sources. You cannot optimise the generation step, but you can control the first two.
To be retrieved, a page must look like it answers the question. That means:
- The question appears as a heading, close to the top of the page.
- The answer appears immediately after, in plain language.
- The page uses the same words a buyer uses, not marketing jargon.
- The page links to authoritative sources for any factual claim.
To be quoted, the answer must stand alone. An AI can copy a sentence or short paragraph if it is self-contained. If the answer relies on context from elsewhere on the page, it will not be used.
What AI does not do is reward length. A 3,000-word page that says everything about Dubai real estate in general will lose to a 500-word page that answers "How much is the DLD transfer fee?" with one clear figure and a link to DLD.
What brokers should publish
Start with the questions your team hears every week. Buyers ask about fees, paperwork, timelines and risks. Sellers ask about valuation, listing, and commission. Agents ask about tools and processes.
Which questions should you answer?
Every question that has a factual answer is a candidate. Examples from a Dubai brokerage:
- What is an EOI in Dubai off-plan, and is it refundable?
- How do commission splits work, and which RERA forms do we need? (See how Dubai brokerages track commission.)
- What is a Trakheesi permit, and who needs one?
- How long does Property Finder take to send a lead to a CRM?
- What are the current DLD fees for a property purchase?
Do not answer these questions inside a longer page about "all you need to know about Dubai real estate". Give each question its own page or a clearly separated section with its own heading. Then link the pieces together in a hub.
How do you write a direct answer?
Write the answer first. A direct answer is 40–60 words, uses the question's phrasing, and gives the core fact or process without fluff. Then expand with examples, conditions, and sources.
For example, for "What is an EOI?" a direct answer might be: "An Expression of Interest (EOI) is a written offer from a buyer to reserve an off-plan unit in Dubai, usually accompanied by a refundable deposit. It is not a binding Sale and Purchase Agreement, but it signals serious intent and often precedes the allocation of a unit." That is quotable.
You do not need to write it as a formal definition; the AI can read plain prose.
Keep local detail specific
AI assistants often cite pages that include current, specific, local information. Mention DLD, RERA, Trakheesi, Bayut, Property Finder, and the exact district or developer when relevant. A page that says "Dubai has many off-plan projects" is less useful than one that says "Emaar's Dubai Creek Harbour launched its latest phase in 2026 with a 60/40 payment plan" (with a source). But do not invent details; if you cannot source them, omit them.
Structuring pages for answer engines
Use question headings and direct answers
Your H2 or H3 should be the exact question. Immediately below it, write the answer in 40–60 words. Then use the rest of the page for supporting detail. This is the single most effective change for AI visibility.
Pages on WIYO follow this pattern. Our AI lead scoring guide begins with a direct statement of what AI can and cannot do for a fresh portal lead, then expands.
Add tables and steps
AI assistants handle structured content well. When you compare options, use a table with clear column headers. When you explain a process, use numbered steps. For example, the steps to get a Trakheesi permit would be more quotable if laid out 1–2–3 than if buried in a paragraph.
WIYO's off-plan payment plans guide uses tables to show how Dubai payment plans are structured and what breaks in spreadsheets; AI systems can read those tables directly.
Keep sources close
Every factual claim should have a link to its primary source in the same paragraph. The anchor text should describe what the source is: "Dubai Land Department fee calculator", not "click here". This helps both readers and AI systems verify the claim.
If you state a price or regulation, add the date you checked it. "Checked 27 September 2026" tells an AI the information is current without needing to guess.
Getting cited by ChatGPT and Perplexity
Make your entity obvious
An AI cannot cite a brokerage it does not recognise as an entity. On your About page, state your legal name, licence number, and what you do in one clear paragraph.
WIYO does this on its About page: "WIYO is a web-based real-estate CRM for UAE brokerages, built by WIYO L.L.C-FZ (Trade Licence No. 2649536.01, Meydan Free Zone, Government of Dubai)." That sentence alone lets an AI correctly connect the brand to UAE real estate CRM.
Your brokerage should do the same: legal name, RERA broker registration number, office location, and the services you provide. Put the same statement in the footer of every page.
Be quotable
Write sentences that can stand alone. Avoid pronouns without antecedents, and avoid phrases that depend on the surrounding text. "The DLD transfer fee is 4% of the property value" is quotable; "it is 4%" is not.
When you include a figure, put the figure early in the sentence: "The minimum monthly cost for WIYO's real-estate operating system is USD 99 per user." (That is WIYO's published price; see pricing.) Notice the entity, the figure, and the condition in one sentence.
Link primary sources
AI systems often cite pages that themselves cite primary sources. If you answer "What is a Trakheesi permit?", link to the DLD Trakheesi page or the official Dubai government portal. If you answer "How much commission can a Dubai broker charge?", link to RERA's brokerage rules. Do not link to another brokerage's blog; go to the regulator or the law.
This does two things: it makes your page trustworthy to the AI, and it gives the AI a better source to cite directly.
Measuring AI referrals
You cannot see every AI citation, and you should not expect a dashboard that says "ChatGPT sent you 12 leads". But you can measure the outcome.
Track the source at enquiry
Add "How did you hear about us?" to every contact form, WhatsApp greeting and call script. Include options for "ChatGPT or Perplexity recommendation", "Google or AI answer", and "Portal (Bayut/Property Finder)". In your CRM, create lead source fields for AI-assisted enquiries.
WIYO's lead management lets you assign a source to every lead and follow up consistently; if you tag AI-influenced leads, you can see which parts of your content are being cited. Read how to manage real estate leads in Dubai for the stages.
Ask the question directly
When a client says "I saw you online", ask "Was that a search engine or an AI assistant?" Many buyers will happily tell you. Agent notes in WhatsApp conversations are a simple, low-tech measurement method.
Watch for indirect signals
If a buyer opens with a very specific, well-structured question that matches one of your pages word for word, they likely got it from an AI assistant. Note those patterns and use them to improve your content.
UAE-specific examples
Here are three examples of how a Dubai brokerage would apply this method to common questions.
Example 1: DLD and RERA questions
A buyer asks ChatGPT: "What fees do I pay to the Dubai Land Department when buying a property?" The assistant looks for a page that names the fees and links to DLD. If your brokerage publishes a page titled "Dubai Land Department fees for property buyers" with a 50-word answer at the top and a link to the official DLD fee page, you become the answer. The same applies to RERA forms for tenancy disputes or brokerage licences.
Example 2: Off-plan payment plan questions
A buyer asks Perplexity: "What does a 60/40 payment plan mean for Dubai off-plan?" The assistant wants a short definition and then the risks. Your page can define the plan, give an example with AED figures, and link to the developer's payment schedule if published. WIYO's off-plan payment plans guide does exactly this.
Example 3: Portal lead questions
An agent asks ChatGPT: "How long should I wait before responding to a Bayut lead?" The assistant needs a specific number and a reason. If your brokerage has a page titled "Bayut and Property Finder response time benchmark" that says "Respond within 15 minutes" with reasoning and source, the assistant can quote it. WIYO has published guidance on response targets; see lead response operations for the principles.
Who this is for
This guide is for brokerage owners and marketing leads who already produce some content and want it to work in AI search. If you have no website or rely entirely on portals, start with a basic site and one question page per week. If you are a solo agent, pick the five questions clients ask you most and answer them on your own blog or LinkedIn articles; AI can cite LinkedIn pages too.
If your team already uses a CRM with built-in content and lead tracking, you can go faster because the same systems that manage leads can tag the source "AI assistant" and show you which content drives warm enquiries. WIYO is built for UAE brokerages and includes lead source tracking as part of the operating workspace, but you can apply the method above with any CRM.
Frequently asked questions
What is answer engine optimisation for Dubai real estate?
Answer engine optimisation (AEO) is the practice of structuring web pages so AI assistants such as ChatGPT and Perplexity can find, quote and cite them when answering real estate questions about Dubai. For a brokerage, it means writing direct, question-first answers with local terms and primary sources. It is not a separate trick from good content; it is good content made machine-readable.
Do I need to rank in Google to appear in ChatGPT?
No. AI assistants often retrieve from a different set of pages than classic search ranks, and they do not show a single source. A page can be cited by ChatGPT even if it does not rank in the top ten for the keyword. However, the fundamentals overlap: clear headings, direct answers and authoritative links help both classic and AI search.
How long does it take for ChatGPT to start citing my pages?
There is no fixed timeline, and you may never see the citation directly because AI answers often paraphrase. You can expect the process to take weeks to months, depending on how often the AI re-crawls your site and how well your pages match buyer questions. The more you publish question-first pages, the sooner they will be discovered.
Should I write one page per question or one long guide?
One page per question works better for answer engines, because each page becomes a self-contained answer. A long guide can still be cited if each question has its own heading and immediate answer inside, but a separate page gives you a clearer URL and easier tracking. Use a hub page to link all question pages together.
Does WIYO help with AI search visibility?
WIYO is a CRM, not an SEO tool, but it helps indirectly. It structures your leads by source so you can see which content produces AI-influenced enquiries, and it gives you a platform for consistent follow-up after an AI mentions your brokerage. The content method in this guide is independent of any specific CRM.
