What Do AI Features in a Real Estate CRM Cost in Dubai? AED Pricing Guide

WIYO: AI pricing. Compare clearly. Three elegant separated glass display cases on navy plinths containing a single silver microchip, a pair of metal human-form tokens, and neatly stacked modular cubes respectively.

In Dubai, AI features in a real-estate CRM are priced in three ways: bundled into the seat price, as a per-user monthly add-on, or by usage credits per AI action. WIYO, for example, bundles AI into a single published price of US$99 per user per month. The pricing model, not the sticker number, decides what you actually pay.

The three pricing models Dubai brokerages will meet

Most vendors selling to UAE brokerages use one of these structures, and many mix them.

1. Bundled: AI included in the seat price

Here you pay one amount per user per month and get the CRM plus its AI features. There is no separate AI line item. This is the easiest model to budget, but you need to check exactly which AI features are included — 'AI included' can mean a drafting assistant, a chatbot, or just an autocomplete field.

2. Per-user add-on: base CRM plus an AI surcharge

This is the most common model in global platforms. You buy a CRM seat at one price, then add an 'AI assistant', 'AI copilot' or 'agentic AI' seat at a second price. The surcharge often matches or sometimes exceeds the base seat. Because it is per user, the AI cost scales with every licensed agent, whether or not that agent uses AI daily.

3. Credit- or usage-based: pay per AI action

Here you pre-purchase packs of AI credits. Every summary, draft, lead score, property match or chatbot reply consumes credits. A monthly allowance may be included, after which you pay overage. This model looks cheap at entry and becomes expensive for a high-volume portal team.

Ask the vendor to show you a sample month at your actual lead and conversation volume, not a demo with two leads.

What WIYO's bundled price actually includes

WIYO publishes one product, the Complete Real Estate Operating System, at US$99 per user per month (WIYO). That single price includes the CRM, lead pool and automation, UAE and international portal integrations, off-plan workflows with live inventory and AI Match, WhatsApp integration, and the AI Co-pilot for summaries, drafts and preparation work. There is no separate AI charge.

Longer commitments reduce the effective monthly cost. A one-year term and a two-year term each carry a discount off the monthly price, while monthly billing has no discount. The AI features are not a separate line item on any plan, so the discount applies to the whole stack.

What the bundled price does not include is everything that depends on your deployment: additional WhatsApp Pro accounts beyond the one included per company, custom integrations, migration services, and any third-party tools. Your sales or procurement conversation should confirm those before you sign.

If you are already running a Dubai real-estate CRM and considering AI, the key question is whether the AI you want is in the seat or bolted on. WIYO's answer is in the seat.

Eight questions that expose hidden AI costs in any quote

Before you compare numbers, send these questions to every vendor. The answers change the total more than the headline price.

  1. Is AI included in the base seat, or is it an add-on? If an add-on, ask for the exact per-user surcharge and whether it applies to every user or only to a subset.
  2. Which AI actions consume credits, and what is the monthly allowance? Drafting an email, summarising a WhatsApp conversation, matching a buyer to a project and scoring a lead can all be metered differently. Ask for a written list.
  3. What happens when we exceed the allowance? Some platforms hard-stop AI; others charge overage automatically. Automatic overage without a cap is the most common budget surprise.
  4. Does the AI price scale with inactive or part-time agents? If you pay per user, a licensed but inactive seat may still carry the AI surcharge.
  5. Is the AI surcharge fixed for the full contract term? Many vendors reserve the right to raise usage prices at renewal. Ask whether the rate is locked.
  6. Do term discounts apply to the AI component too? Some vendors discount the CRM seat but not the AI add-on, eroding the headline discount.
  7. Are setup, onboarding or AI customisation fees separate? A vendor may quote a low seat price and then charge for training the AI on your inventory, forms or response templates.
  8. Is data hosting, model choice or compliance configuration priced separately? For UAE brokerages, ask where data is processed, which AI model is used, and whether that is included or an enterprise-tier upgrade.

A good test: ask for a written 12-month cost for your exact agent count and lead volume, including every AI line item. If the vendor will not put it in writing, walk away.

Our separate guide on what to look for in an AI CRM for Dubai real estate goes deeper on evaluating AI capabilities beyond price.

How to compare AED when vendors quote USD

Most international AI CRM platforms quote in US dollars. UAE brokerages pay invoices in AED, so the comparison needs a consistent conversion rule, not a guess.

  • Use the exchange rate your bank or payment provider applies on the day you are quoted — not a mid-market rate from a search engine.
  • Ask the vendor to quote in AED or to fix the conversion rate for the contract term. A fixed rate removes volatility from your budget.
  • Compare total monthly cost at your real seat count, not the vendor's example. A 10-agent AI surcharge at one USD price is very different from a 20-agent bundled seat.
  • Add UAE VAT to both sides of the comparison if it applies.
  • Compare across the same term. Monthly billing is flexible but costs more per user; one- and two-year terms usually discount the whole seat.

When paying extra for AI is genuinely worth it

For a Dubai brokerage, AI is worth paying for when it removes a repetitive, high-frequency task that agents already do slowly.

Worth it when:

  • You receive dozens of Bayut or Property Finder leads a day and need instant summaries and suggested replies.
  • Your off-plan team manually matches buyer requirements against live inventory across developers. AI Match removes the spreadsheet work.
  • Your agents run long WhatsApp conversations and lose hours rewriting similar qualifying questions and updates.
  • The AI composes in the CRM context, so drafts include the property, the buyer and the last conversation.

Not worth it when:

  • You are a solo agent handling fewer than a handful of new leads a day; manual follow-up is already fast enough.
  • Your team only needs one small AI feature and the vendor prices it as a full per-user suite.
  • The AI requires you to leave the CRM and paste text back and forth; that duplication is worse than the problem.

WIYO's model bundles AI into the seat. That suits a brokerage that would otherwise pay for two or three separate AI tools. If you only need a simple lead log and do not handle off-plan or WhatsApp at volume, a cheaper non-AI CRM may serve you better, and a bundled AI price would be overkill.

For teams evaluating off-plan workflows, our off-plan CRM buyer's guide shows what genuinely matters before you pay for any AI matching.

Who this is for

This guide is for Dubai and UAE brokerage owners, sales managers and agents who are evaluating CRMs and seeing AI pricing line items they cannot decode. It is also for teams already on a CRM who have been offered an AI upgrade and want to know whether the price is reasonable.

WIYO is one vendor in this market. We publish our price openly and bundle AI rather than surcharging for it, which makes our model easier to compare. But the right answer depends on your volume and workflow; use the questions in this article with every vendor, including WIYO.

Frequently asked questions

What is the typical cost of AI in a Dubai real estate CRM?

There is no single typical figure because vendors use different models. Bundled AI can be included in a US$99 per-user seat like WIYO's, while add-on or credit-based pricing can add a second per-user fee or overage charges on top of the base CRM. The only reliable comparison is a written 12-month total at your actual agent count and lead volume.

Does WIYO charge extra for AI features?

No. WIYO's Complete Real Estate Operating System is priced at US$99 per user per month, and the AI Co-pilot, AI listing support and AI Match for off-plan matching are included in that seat price. There is no separate AI add-on or credit meter. Longer terms reduce the effective monthly cost further.

Are AI CRM add-ons worth it for a small Dubai brokerage?

Usually not if the brokerage handles only a small number of leads. A solo agent or a two-person team can often respond manually faster than configuring AI workflows. AI add-ons become worth it when manual drafting, matching or summarising consumes hours every day, which typically happens at higher portal lead volume or in off-plan sales.

How do I avoid hidden AI costs?

Ask the vendor to put in writing: which AI actions consume credits, the monthly allowance, overage rate, whether the AI surcharge applies to every seat, whether term discounts apply to AI, and whether the price is locked for the contract. A written 12-month total at your agent count is the best protection.

Can I pay for my UAE CRM in AED if the vendor quotes USD?

Some vendors will invoice in AED on request; others quote USD only. Ask for a fixed conversion rate or an AED quote valid for the contract term, then compare total monthly cost including VAT at the same seat count. Using your bank's applied rate, not an internet mid-market rate, keeps the comparison honest.

Is credit-based AI pricing better than a flat bundled fee?

For a low-volume buyer, credit-based pricing can be cheaper because you only pay for what you use. For a high-volume portal or off-plan team, credits add up and overage charges often exceed a flat bundled fee. The tie-breaker is a sample month calculated at your actual lead and conversation volume.
