Most UAE real estate CRMs sell AI as an optional add-on rather than part of the base seat, so the sticker price rarely includes it. The useful AI for a Dubai brokerage — lead summarisation, draft replies, listing write-ups and buyer matching — costs either a flat per-user uplift or usage-based credits. WIYO's AI is included in its USD 99 per-user monthly plan; other vendors charge separately.
Which AI features are worth paying for
AI in a real estate CRM earns its keep when it shortens repetitive work a licensed agent already does manually. The features we see paying for themselves in Dubai brokerages are:
- Conversation summarisation — turning a fractured WhatsApp, email or portal thread into a two-line brief before a call or viewing.
- Draft replies — a first version of an email or WhatsApp response that the agent edits, approves and sends. Drafts work well for initial portal enquiries and follow-up reminders.
- Listing descriptions and translations — writing a property advert from unit details, or trading an English description for Arabic or Russian copy faster than manual translation.
- Buyer-inventory matching — comparing a buyer's stated requirements (budget, bedrooms, area, payment plan) against your live inventory and returning the most relevant units.
- Extraction and enrichment — pulling a phone number, community and budget out of an unstructured enquiry and mapping them to CRM fields.
AI is not worth an extra per-seat fee when it scores a fresh portal lead before any behaviour exists — there is no reliable signal to score. We explain why in AI Lead Scoring for UAE Property: What Actually Works, and What Does Not?.
| AI feature | What it does for a Dubai brokerage | Worth paying for as an add-on? |
|---|---|---|
| Conversation summarisation | Gives an agent context before a call or viewing without re-reading a long thread | Usually yes — it saves the most time |
| Draft replies | First version of a WhatsApp or email reply that the agent approves | Yes, if the drafts are editable and sound like your team |
| Listing write-ups | Turns unit data into a portal-ready description in multiple languages | Yes, for teams publishing 20+ listings a month |
| Buyer-inventory matching | Matches buyer requirements against live inventory and off-plan availability | Yes, for off-plan and high-volume teams |
| Lead scoring on existing activity | Ranks leads by engagement (replies, viewings, repeated portal visits) | Yes, if it works on activity history, not demographics alone |
| Fresh portal lead scoring | Tries to score a lead seconds after it arrives | No — there is no reliable signal yet |
Published 2026 pricing snapshot for UAE real estate CRMs
On 2 October 2026 we re-checked seat prices, setup fees and minimum terms for nine UAE real estate CRMs in our UAE Real Estate CRM Pricing Index 2026. AI pricing was the gap: public pricing pages showed base seat prices, but almost none published a separate AI price. AI was folded into premium tiers or quoted only in sales conversations.
How do vendors actually charge for AI?
Across the CRMs we checked, three pricing models dominate:
- Bundled in a premium tier. The base plan does not mention AI, but a higher-priced "professional" or "enterprise" tier includes AI features. You pay a higher seat price for the tier, not a labelled AI fee.
- Per-user AI add-on. AI is priced as a separate monthly fee per agent, often a flat per-user uplift. Some vendors sell it only when you ask; others package it as a named "AI Pack" in the quote.
- Usage-based credits. You pre-purchase credits for AI actions — summaries, drafts, extractions or matching calls. Prices are usually defined per action or per 1,000 tokens, and you must estimate volume before you can budget.
The honest answer for a buyer is that most vendors keep the AI price off the public page because it is negotiated per account. The only published AI-included price we can verify is WIYO's.
What a 10-agent brokerage pays for AI add-ons
WIYO publishes one price: USD 99 per user per month for the Complete Real Estate Operating System. At 10 agents, that is USD 990 per month on monthly billing. All WIYO AI features — AI Co-pilot, AI listing support, AI Match and email automation — are included in that price. There is no separate AI line item, and there is no usage credit to buy. WIYO's term discounts (30% off for a one-year term, 35% off for a two-year term) reduce the effective monthly cost further, but we keep the comparison on the published list price.
If a competing CRM quotes a base seat of, say, USD 60 plus an AI add-on of USD 30 per user, the AI adds 50% to the effective seat cost for every agent every month. That is the calculation a 10-agent brokerage should run on any quote: take the all-in monthly cost including AI, multiply by 10, and compare it with WIYO's USD 990.
| CRM | Published base seat (10 agents) | AI included? | AI add-on published? | Effective cost with AI |
|---|---|---|---|---|
| WIYO — Complete Real Estate Operating System | USD 990 per month | Yes | No add-on needed | USD 990 per month |
| Other UAE CRMs checked 2 Oct 2026 | Published seat prices only | Not stated on pricing pages | Not published | Unknown until you get a written quote |
We do not publish unverified competitor AI prices. For actual seat prices across nine CRMs, see the UAE Real Estate CRM Pricing Index 2026.
How to test a vendor's AI claim before buying
Treat AI pricing like any other feature: ask what the AI does, what it cannot do, and what it costs in writing. Use these five steps:
- Ask for a written feature definition. If the vendor says "AI-powered lead scoring", ask exactly what data the score uses and when the score is generated. A score on a fresh portal lead is not reliable.
- Ask what happens to a brand-new portal lead. If the vendor says AI scores it instantly, walk away or ask for evidence. Behavioural signals need time.
- Give the vendor one real (anonymised) lead. Ask the AI to summarise the thread and draft a reply. Judge whether the output is useful enough to save an agent real time.
- Ask which AI features are included in the quoted price and which are add-ons. Get the all-in monthly cost for your exact team size, including AI and any usage limits.
- Ask for the price at 10 agents for 12 and 24 months. Compare to WIYO's USD 990 per month list price and its 30% / 35% term discounts. If a vendor cannot put the AI price in writing, assume it is not included.
These tests are the same ones we recommend in our guide to AI CRM software for Dubai real estate.
WIYO's AI is included in the Complete Real Estate Operating System
WIYO is a web-based real-estate CRM built for UAE brokerages. Its Complete Real Estate Operating System costs USD 99 per user per month, and that price includes:
- AI Co-pilot — summarises conversations, prioritises follow-up work and prepares drafts.
- AI listing support — writes and translates listing descriptions.
- AI Match — matches buyer requirements with relevant UAE off-plan inventory.
- Email automation — drafts and sequences a first response for portal and website leads.
- 1 WhatsApp Pro Account free for the company — shared WhatsApp conversations with CRM context and AI-assisted drafts.
People remain responsible for decisions and customer communication; AI never replies without an agent approving the draft. The pricing comes from WIYO's website, which also lists the term discounts and the live-demo option.
Who this is for
WIYO's included-AI pricing suits a Dubai brokerage that wants predictable per-seat spending and does not want to negotiate an AI add-on every year. If you need to pick and choose AI modules from separate vendors, or you already run a heavily customised generic CRM, WIYO may include more than you need. Either way, the questions in the section above apply to any vendor.
Frequently asked questions
What AI features are worth paying for in a Dubai real estate CRM?
Pay for conversation summarisation, draft replies, listing descriptions, buyer-inventory matching, and activity-based lead scoring. These shorten work a licensed agent already does manually. Avoid paying extra for AI that scores a fresh portal lead — there is no reliable signal at second zero.
Do any UAE real estate CRMs publish AI add-on prices?
As of our 2 October 2026 price check of nine UAE CRMs, almost none published a separate AI price on their public pricing pages. AI was folded into premium tiers or quoted only in sales conversations. WIYO is the exception: AI is included in the published USD 99 per-user monthly price with no add-on.
How much does an AI CRM cost for a 10-agent Dubai brokerage?
With WIYO, the Complete Real Estate Operating System costs USD 990 per month for 10 agents at the list price of USD 99 per user per month, with AI included. For other vendors, the all-in cost depends on whether AI is bundled or an add-on. Always request a written quote that includes AI for your exact team size.
Can AI replace agents in Dubai real estate?
No. AI in a CRM is an assistant: it summarises, drafts, extracts and matches, but a licensed agent must review, approve and communicate with the customer. Any vendor promising AI that closes deals or replaces agents is overclaiming. WIYO's AI keeps people responsible for decisions and customer communication.
What should I ask a vendor about AI pricing before buying?
Ask for a written feature definition, a demo on a real anonymised lead, a list of which AI features are included in the quoted seat price and which are add-ons, and the total monthly cost for your team size on 12- and 24-month terms. If a vendor cannot put the AI price in writing, assume it is not included.
