Bayut vs Property Finder vs Dubizzle: Which to Prioritise in 2026

For most Dubai brokerages, the answer in 2026 is not one portal alone. Prioritise Bayut and Property Finder for ready properties and off-plan launches, and add Dubizzle as a cost-effective volume channel for rentals and budget listings. Run all three through one CRM so lead response, deduplication and follow-up stay consistent.

How the three portals differ for Dubai agents

Bayut is a property-only portal. Its audience is buyers and tenants who are already comparing specific units, often with strict filters for budget, location and handover date. Listings here need complete details, professional media and fast responses, because the lead expects a serious conversation.

Property Finder is also property-only and competes directly with Bayut. Many brokerages use it alongside Bayut for the same buyers. For a Dubai brokerage selling ready property, appearing on both is effectively table stakes.

Dubizzle is a general classifieds site covering cars, jobs and property. Its property section reaches a much broader audience: direct landlords, budget tenants, short-term renters and price-sensitive buyers. Because the audience is not exclusively property-focused, leads can arrive with fewer details and may need more qualification.

Lead volume and quality: what we can verify

Portal lead volume per brokerage and lead-to-deal conversion data are rarely made public. Be sceptical of any volume claim from a portal sales team; ask for data from a brokerage similar to yours.

Quality is easier to read from the lead itself. A Bayut or Property Finder lead usually arrives with a specific property reference, budget filters and a move-in date. A Dubizzle lead often starts as a phone call or WhatsApp message with fewer details. Treat the first as a hot lead; treat the second as a lead that needs qualification.

Speed still matters across all three. Fast first responses matter; our guide to the 15-minute rule explains the economics.

Because many buyers inquire on more than one portal, the same person may appear as three leads. A CRM that deduplicates by phone and email before assignment stops your team from chasing the same buyer three times. See our article on why Dubai brokerages lose Property Finder leads.

Published pricing and listing costs where available

As of 29 September 2026, we found no public rate card for agent listings or lead packages from Bayut, Property Finder or Dubizzle. In our experience, packages are quoted by each portal's sales team and depend on what you buy, such as listing count and featured placement. If a price is quoted in a sales call, ask in writing what it includes and for how long.

Because costs vary, compare total annual spend across the portals you keep, not per-lead cost alone. A cheaper package that produces mostly unqualified calls may cost more per closed deal than a Bayut or Property Finder package with fewer but better-filtered leads.

Keep CRM cost separate from portal spend. Choose a CRM that already includes portal integrations, so you are not paying a third-party connector for every lead source. WIYO's real-estate CRM for Dubai includes UAE and international portal integrations in its single plan.

Which portal for ready vs off-plan property

For ready and secondary-market sales, Bayut and Property Finder are the two portals to be on. Their audiences come to buy or rent a specific unit, not to browse a classifieds site. Dubizzle works well for rentals and direct landlord-to-tenant deals, particularly at the budget end of the market.

For off-plan, Bayut and Property Finder both feature new-project listings. Before listing off-plan properties, check the current DLD and Trakheesi permit requirements, covered in our DLD NOC guide. Whichever portal you choose, ensure your off-plan inventory is compliant before publishing.

If your brokerage is off-plan heavy, our off-plan CRM guide explains how to track buyer requirements and reservation progress across projects.

Consolidating portal leads in one CRM

The portal decision becomes easier when all leads land in one place. Here is a six-step workflow that works for Bayut, Property Finder and Dubizzle together.

  1. Connect each portal to your CRM. Start with email forwarding from each portal inbox; move to API feeds when volume grows.
  2. Create leads automatically with source and listing reference. The portal name and enquiry URL should be visible on every lead.
  3. Deduplicate before assignment. Match on phone number and email. A buyer who asks on Bayut and then WhatsApp should appear once.
  4. Assign by area, language or workload. Use round-robin for incoming portal leads to keep response fair.
  5. Apply a response SLA. Aim for 15 minutes during working hours and a fast acknowledgement after hours. See what to do with an 11pm lead.
  6. Review source performance monthly. Track leads, responses under 15 minutes, viewings, offers and closed deals by portal. Cut or renegotiate the underperforming source; do not rely on volume alone.

WIYO's portal integrations and lead routing

WIYO is a real-estate CRM built for UAE brokerages, and its portal lead workflow is built for this multi-portal reality. It brings Bayut, Property Finder, Dubizzle and international portal leads into one Lead Pool, deduplicates them, assigns them automatically and tracks every response. The Complete Real Estate Operating System is USD 99 per user per month (minimum USD 80 a month), with 30% off with one-year prepayment (35% for two years); see WIYO pricing. All UAE and international portal integrations are included, so you are not paying separately for each portal connection.

This article is published by WIYO, so treat this section as a product recommendation, not an independent review. If WIYO is not the right fit, the six-step workflow above still applies to any CRM with portal integrations.

Who this is for

  • Ready-sales brokerage: Bayut + Property Finder, with Dubizzle for rental overflow.
  • Off-plan brokerage: Bayut + Property Finder for launch campaigns, plus your developer's own channels.
  • Rental-heavy or budget-conscious team: one property portal (choose Bayut or Property Finder) + Dubizzle.
  • Solo agent: one property portal + Dubizzle, managed through a simple CRM that deduplicates leads.

Frequently asked questions

Which portal gives the highest quality leads in Dubai?

In our experience, Bayut and Property Finder enquiries for ready and off-plan sales tend to arrive with more detail, because those audiences search with property-specific filters. Dubizzle can produce volume, but leads often need more qualification. Test all three for two months and compare closed deals, not just lead counts.

Is Dubizzle worth paying for as a Dubai agent?

For rentals and budget properties, yes; for premium ready sales, maybe not. Dubizzle reaches direct landlords and price-sensitive tenants, and its lower intent can still fill a rental pipeline. If your brokerage focuses on AED 2m-plus ready sales, spend first on Bayut or Property Finder, and add Dubizzle only if capacity allows.

Can I manage Bayut, Property Finder and Dubizzle leads in one CRM?

Yes. Many UAE real-estate CRMs, including WIYO, connect to all three portals and consolidate leads into one inbox. The key is deduplication before assignment, so the same buyer is not chased by three agents, and source tracking, so you know which portal earns its keep.

Which portal is best for off-plan Dubai?

Bayut and Property Finder both feature new-project listings. Use both for any off-plan launch, and ensure DLD NOC compliance before listing. Dubizzle is a secondary channel.

How much do Bayut, Property Finder and Dubizzle cost?

As of September 2026, we found no public rate card from any of the three portals. Pricing is by quote and depends on listing count, featured placements and contract length. Ask each portal for a written package, compare total annual cost, and renegotiate after you have six months of source-level CRM data.

What listing rules should I check before publishing on these portals?

Always confirm current DLD and RERA listing requirements for your property type. Dubai has permit rules for listings, and off-plan properties can have extra NOC conditions. These change, so use the official Dubai Land Department channels or your compliance adviser rather than relying on any article. Our DLD NOC guide summarises the process but is not legal advice.
