Buying HubSpot for a Dubai brokerage means buying a strong general-purpose sales and marketing platform, then paying somebody to build the UAE property parts that WIYO ships as product.

What is the actual difference between the two?
HubSpot is a customer platform built around marketing, sales and service, sold to companies in every industry and every market. It assumes you will configure it to your business and that your business is broadly a funnel. What you buy is a very good general-purpose system.
WIYO is a real estate CRM built for UAE brokerages. It assumes you sell and lease UAE property, that most of your enquiries arrive from Property Finder, Bayut and dubizzle, that a meaningful share of your revenue is off-plan, and that your buyers reply on WhatsApp. What you buy is a working property system.
Every other difference between them follows from that. HubSpot's advantages are the advantages of a platform with an enormous installed base: depth of marketing tooling, breadth of integrations, and a labour market full of people who already know it. WIYO's advantages are the advantages of a focused product: the common Dubai brokerage workflows already work on day one, and workflows outside property may never be supported at all.
Where is HubSpot genuinely stronger?
A comparison that only flatters its publisher is not worth reading. HubSpot wins on six things, and five of them are not close.
Marketing automation. This is HubSpot's founding competence and it shows. Email, landing pages, forms, lists, lifecycle stages and workflow automation are more mature than anything a focused property CRM ships. If your agency runs real campaigns rather than occasional broadcasts, this alone can decide it.
Reporting and attribution. Custom report building, dashboarding and multi-touch attribution across marketing and sales are a serious capability. A brokerage that wants to know which campaign produced which closed deal, across six months and four channels, will get a better answer from HubSpot.
Ecosystem. The App Marketplace carries thousands of integrations. If you already run a specific accounting, telephony, HR or business intelligence stack, the odds that it connects to HubSpot with no code are high.
The free tier. HubSpot publishes a genuinely usable free CRM at USD 0 for up to two users with no credit card required (checked 7 September 2026). WIYO has no free tier at any price. For a two-person operation testing whether a CRM helps at all, that gap is decisive.
Price per seat. Starter at USD 7 per seat per month on annual billing, roughly AED 26, is cheaper than anything WIYO sells by an order of magnitude. Professional at USD 90, roughly AED 330 a seat, is below WIYO PRO's AED 367 at fifteen agents. Stated plainly: on licence cost, HubSpot wins.
Hiring and training. HubSpot Academy, a large certified partner network and a deep pool of people in the UAE who have used HubSpot before. If your operations manager leaves, replacing HubSpot knowledge is easy. Replacing knowledge of any UAE-built CRM is harder.

Where does WIYO win for a UAE real estate team?

HubSpot handles WhatsApp through its own channel setup or a marketplace integration, which works, but the conversation and the property context sit in different places more often than not. What does each one actually cost at fifteen agents?
Headline prices mislead here, because HubSpot sells per seat with a one-time fee and WIYO sells a tier with seats included. Here is the arithmetic with its assumptions visible.

Read that table without flinching. HubSpot Professional is cheaper than WIYO PRO at fifteen agents, marginally in year one and by roughly AED 6,500 in year two. Anyone claiming otherwise has not checked the published price.
The counter-argument is one line and it is not a discount. The HubSpot column buys a platform with no Property Finder connection, no Bayut connection, no dubizzle connection, no off-plan payment plan object and no buyer-to-project matching. Whatever it costs you to build and maintain those four things belongs in the HubSpot column, and it is not a one-time cost, because portals change their APIs.
At five agents the gap widens in HubSpot's favour on licence alone: five Professional seats is roughly AED 1,652 a month plus the AED 5,505 onboarding fee, against WIYO STARTER at AED 2,650 for five seats. At two agents, HubSpot's free tier costs nothing and WIYO has no answer to that at all. What about HubSpot's free tier and Starter plan?
They are real and they are worth taking seriously, particularly under about five agents.
The free tier gives up to two users a working CRM at USD 0 with no credit card. For a solo agent or a two-person team who have never used a CRM, that is the correct place to start, and no honest comparison should pretend otherwise. WIYO's entry point is SOLO at AED 1,000 a month, which is a real decision rather than a free experiment.
Starter at USD 7 per seat per month on annual billing, roughly AED 26, is also genuinely cheap. Two things to check before treating it as the answer. First, the monthly rate is USD 20 rather than USD 7, so the headline is the annual commitment price. Second, Starter is a light edition: the automation, reporting and custom object capabilities that make HubSpot powerful mostly arrive at Professional, and Professional is where the USD 1,500 onboarding fee arrives with them.
The pattern to watch for is the one every fast-growing brokerage hits. A team starts on free or Starter, builds its process around it, grows past ten agents, needs automation and reporting, and moves to Professional. At that point the per-seat cost multiplies by roughly thirteen and the onboarding fee lands, and the portal and off-plan work still has not been built. Budget for the destination, not the entry point.
