This is a choice between a proven, broader, cheaper incumbent and a newer product built around how buyers actually communicate in 2026.

What is PropSpace, and why does it lead this market?
PropSpace is a UAE real estate software platform trading since 2012, based in DIFC, covering brokerage CRM, listings and portal publishing, and landlord and property management. It has named enterprise clients, roughly 95 published blog posts, and a public price calculator that lets a buyer work out their monthly cost without speaking to a salesperson.
Four of those things are rare in this market and each one is worth stating plainly.
Fourteen years of trading. In a category where several competitors are under five years old, PropSpace has survived two property cycles in this market. That is not marketing, it is evidence.
A published price. Three of the seven vendors in this market publish nothing at all. PropSpace publishes a calculator. A buyer can shortlist it on a Tuesday afternoon without a discovery call, which is a genuine commercial advantage over Pixxi, Kendal AI and VortexWeb.
Named enterprise clients. Reference customers a procurement team can look up reduce the perceived risk of the purchase in a way that no feature list does.
Both sides of the business on one contract. This is the big one, and it gets its own section below.
In WIYO's own composite scoring of seven UAE vendors on 26 July 2026, PropSpace came first at 38 out of 50. Publishing that in a comparison article we wrote ourselves is uncomfortable, and it is also the reason this article is worth reading.
Where is PropSpace genuinely stronger?
Five things, and none of them is small.
Brokerage and landlord management on one contract. No other vendor in this market does it. If your business is a brokerage with a rentals book, or a property management company with a sales desk, PropSpace lets you run both from one system with one supplier and one invoice. WIYO has no landlord or property-management side. That is a real product gap, not a positioning difference, and in a rentals-weighted agency it decides the purchase on its own.
Licence cost per seat. At AED 176 per user per month, PropSpace is cheaper than WIYO at every team size once you are past two seats. The arithmetic is in the table below and it does not favour us.
Longevity and track record. Fourteen years of continuous trading in the UAE, through the 2014 correction and the 2020 shock. WIYO is a young company. A procurement process that weights vendor risk heavily should weight this, and buying from the newer vendor is a decision that needs a reason.
Named reference clients. PropSpace can point to enterprise customers by name. That is a form of proof WIYO cannot currently match at the same scale.
Property management depth. Unit-level records, owner statements, maintenance workflows and lease administration are built out over more than a decade. This is not a module somebody added last year.

What does PropSpace actually cost, and how does that compare?
Both vendors publish prices, which makes this a rare comparison in this market where the arithmetic can actually be done. PropSpace figures were checked on 26 July 2026 and WIYO's on 7 September 2026.

Three honest observations about that table.
PropSpace wins the licence comparison outright. Anyone comparing the two on monthly software cost alone should buy PropSpace. Saying otherwise would require ignoring published numbers.
Licence is not the same as total cost. WIYO's position is that it replaces several separate subscriptions: a CRM, a WhatsApp tool, a marketing platform and a lead-sourcing layer. If a brokerage buying PropSpace also buys a separate WhatsApp Business tool and a separate marketing platform, the comparison changes shape. If it does not buy those things, PropSpace stays cheaper and the comparison is settled.
The contract term is a real difference. A 12-month minimum against no lock-in changes the cost of being wrong. That matters more to a five-agent brokerage than to a fifty-agent one.
Where does WIYO win?
Four things, and they cluster in the same place: how a buyer is contacted and converted in 2026.
WhatsApp inside the pipeline, rather than beside it. WhatsApp is the primary buyer channel in the UAE, and the mechanics are covered on the WhatsApp CRM Dubai page. In WIYO it sits in the same workspace as the lead record, so the acknowledgement, the follow-up and the viewing feedback attach to one object. Where a brokerage runs WhatsApp as a separate tool, agent conversations live outside the CRM and leave with the agent.
Lead capture across 11 connectors, with assignment at arrival. Property Finder, Bayut, Dubizzle and eight more, deduplicated at ingestion and assigned by rule before an agent opens the app. WIYO also enforces its own operating standard, the 15-Minute Rule, as a service level on first response. That standard is WIYO's own, not a research finding.
Off-plan as a first-class module. Payment plans, unit availability, project data and AI buyer-to-project matching are product rather than custom fields, as set out on the off-plan CRM UAE page. In a market where off-plan drives a large share of Dubai volume, this is where the two products diverge most visibly.
An AI co-pilot and a modern interface. PropSpace is the weakest of the seven vendors assessed on modern AI and messaging (WIYO analysis, 26 July 2026). This is the gap WIYO was built into.

What is PropSpace's real gap?
Not price, and not breadth. Capacity.
PropSpace carried 14 staff on 26 July 2026, with no engineering bench visible in its public presence, against a product surface that spans brokerage CRM, listings, portal publishing, landlord management, owner statements and lease administration. That is a large amount of software per person.
The consequence is not that anything is broken today. It is the rate of change. Buyer behaviour in this market moved substantially in three years: WhatsApp became the default channel, AI assistance became a normal expectation, and off-plan payment-plan complexity grew with the volume. Keeping pace with that while maintaining a decade of property-management functionality is an engineering problem, and engineering problems are solved by engineers.
The honest framing for a buyer: PropSpace is the safer purchase on today's requirement and the more uncertain one on the requirement three years out. WIYO is the reverse. Neither of those is a knockout argument, and anyone who tells you it is has something to sell.
